Hines has entered into a strategic partnership with LC Fulenwider, Inc. (“Fulenwider”) to develop a Class A industrial and logistics park called Denali Logistics Park in Box Elder, Aurora. The park, which spans over 216 acres, is located in Fulenwider’s larger, mixed-use Box Elder residential area and will house more than 3 million square feet of industrial and logistics space when fully expanded.
Denali Logistics Park will be located east of E-470 between East 60th Avenue and East 68th Avenue in the growing Denver Airport submarket. This strategic location offers direct, unparalleled access to the Denver Metro and all major highways in less than 20 minutes. Specific amenities at the site include covered outdoor seating and access to pathways along Second Creek along with proposed commercial facilities as part of Box Elder’s mixed-use master plan.
The park is designed by Ware Malcomb’s Denver office. The buildings will have a slim, distinctive design and at the same time offer the tenants functional and efficient, state-of-the-art space in a controlled commercial area.
“We are excited to partner with Fulenwider in such a strategic location in the Denver Airport submarket,” said Courtney Schneider, director at Hines. “With locations that are immediately available for project-specific construction work, Denali Logistics Park is meeting the growing demand for state-of-the-art sales and storage space in one of the fastest growing markets in the region. Due to the size of the park and the lot we have to work with, we can accommodate users of all sizes and plan a variety of building sizes and configurations. “
“As another family-owned property development company, our team is honored to have the opportunity to work with Hines on a project as impressive as Denali Logistics Park,” said Ferd Belz, President of Fulenwider. “We look forward to taking advantage of this unique opportunity and leveraging the expertise our two companies have gained on similar projects over the years.”
“The site is located within an enterprise zone, opportunity zone, and foreign trade zone,” said Wendy Mitchell, president and CEO of the Aurora Economic Development Council. “Having all three of these designations makes the location very desirable for future tenants in the distribution and advanced manufacturing and data industries. This is a dream product for our team to market to companies looking to move or expand, and it comes at the right time. “
The Denali Logistics Park is also designated as “Airport Distribution” and enables, among other things, the use of warehouses, light manufacturing, high-tech industry and e-commerce fulfillment centers.
“The coveted Denali Logistics Park location is an exceptional option for companies looking to expand their wings and expand and consolidate their presence in Denver’s booming industrial market. We believe the growth and success of the industrial airport submarket speaks for itself, ”said Jason White, executive vice president, JLL. “Since the beginning of the pandemic, we have seen a significant increase in demand for modern, high-quality logistics warehouse solutions and are pleased to present a unique offer to continue to attract high-profile users.
The leasing for the project is managed by Mitch Zatz, Carmon Hicks and Jason White of JLL.
